The brief

Investors with a deal on the clock

Western Lending is a California hard-money and private real-estate lender, a licensed mortgage broker under DRE# 02412708. They fund fix-and-flip, bridge, ground-up construction, DSCR rental and commercial loans for investors across the state.

Their borrowers have a deal with a closing date. The site had to establish credibility fast, through capital deployed, average close time and licensing, let an investor find the loan program that fits their deal without reading the whole page, and make submitting a scenario feel like a five-minute, low-commitment step.

What I did

Speed proof up top, then a program for every deal type.

  • Bricks build leading with the funding-speed strip: average close, capital deployed, max LTV, lien position
  • Six loan-program cards, each with the terms that matter, so an investor self-selects in seconds
  • A four-step "how it works" that puts a 24-hour term sheet and a 5-to-7-day close up front
  • Apply and Investment Portal calls to action repeated down the page and pinned in the header
  • DRE licensing and "licensed in California" shown in the hero, the service area and the footer
  • LocalBusiness and FAQ schema, metadata and Open Graph for search and social shares

Near-perfect on desktop, honest about mobile.

Green across the board on desktop

Desktop Performance is 98, with SEO and Best Practices both at 100. Largest Contentful Paint is 1.0 s, blocking time is zero and layout shift is 0.006, essentially nil.

Straight talk: mobile Performance is 76. Scripts and layout are clean, blocking time is 0 ms and layout shift is 0.075. The cost is the full-bleed hero photo, which is the Largest Contentful Paint element and lands at 4.5 s under mobile throttling. A lighter mobile crop of that image brings it into the green, and it is on the list.
